6033 Providence Road

Virginia Beach, VA

The Katsias Company was hired by a surgical client to coordinate the ground-up construction of his new office, while keeping his adjacent, existing office open for business. The owner had originally wished to sell his original building and move his practice completely; however, the value of the building had become substantially lower than what it was when purchased. Thinking creatively, The Katsias Company devised an idea that would ensure the client could still keep his practice open and patients happy while constructing a new building. The Katsias Company hired a skilled team of engineers, architects and general contractors to ensure the new office was built in a timely manner, to ensure a smooth transition into the new building. Upon project completion, the old office was demolished and parking was created where it once stood.

HOLLAND PLAZA SHOPPING CENTER

Virginia Beach, VA

Holland Plaza Shopping Center began as an approximately 80,000 SF Food Lion anchored center located on Holland Road in Virginia Beach. Within days after taking over the leasing of the center, Food Lion was nearing the end of their lease. They expressed that they would need a larger space, had plans to relocate, and would not be renewing. The Katsias Company, along with their team of experts, created an expansion plan that would cater to Food Lion’s needs and increase the size of the shopping center from approximately 80,000 SF to 149,000 SF. They were then able to fill the old Food Lion space with another anchor tenant as well as lease the space in the new Food Lion center. As time moved on, the need for additional space arose. The Katsias Company created a 7,500 SF expansion space of shops as well as a build to suit restaurant space of approximately 5,000 SF. All expansions of the center have historically retained a high occupancy and have added substantial value to the center as a whole.
